For all minor alterations please fill out the Light Work Agreement. Light work alterations in general, are limited to: minimal patching of walls, painting, wall paper, replacing existing light fixtures, outlets, and light switches, replacing kitchen and bathroom faucets/handles, and replacing kitchen and bathroom countertops.
All other alteration work in an apartment is covered by the Alteration Agreement, which requires the Co-op engineer's (or architect's) review, approval, and oversight. The Alteration Agreement procedures and fees are outlined below, please see the complete document for details.
Items 1-3 must be included with the initial Alteration Agreement.
Item 4 to be submitted when the alteration is approved and prior to the start of any work.
Items 5-7 may be incurred during the alteration process.
- Initial submission fees (2 checks): Coordination and Review of Alteration Co-op Agreement, and Architectural Plans, Collection of Alteration Security Deposit, Report to Board (for all alterations): Fees paid to Building Management: $350; Fee paid to the Co-op: $350.
- Refundable Security Deposit: (returned in full only if there is no damage as a result of alteration), provided to the Co-op: $5,000, or 10% of the cost of the work, whichever is greater, but not to exceed $15,000.
- Co-op Engineering/Architect Prepayment: Fee paid to to Building Management, (Attention Adriana Bernard) in the amount of $5,000 for the initial review of the engineering/architectural plans and subsequent reviews and site visits. The Co-op’s engineer’s (architect's) services and are the responsibility of the Shareholder.
Engineering/Architect fee of $5,000 to be submitted with the Alteration Agreement, signed and dated by the Shareholder with the architectural plans for the renovation or apartment combination. Adriana Bernard will forward the architectural plans to the building’s engineer/architect. All questions should be directed to Ms. Bernard at Maxwell-Kates, Inc.
Any funds not used by the completion of the alteration will be returned to the shareholder
The total fees paid to the building engineer/architect will exceed $5,000 for more complex renovations, apartment combinations, situations where building issues are encountered, there are structural, plumbing, or electrical concerns, on-going and multiple discussions with the Shareholder and his/her architect, multiple site visits and inspections, issuance of the final report by the building engineer/architect to the Board clearing all open points and approval of the Shareholder's renovation, and any other matters that may require the Board to consult with the building's engineer/architect during the Shareholder’s renovation.
All fees billed by the building's engineer/architect after the initial $5,000 fee relating to a Shareholder's renovation or apartment combination must be paid immediately and will be deducted from the engineering prepayment. Engineer expenses that exceed the initial prepayment will be deducted from the Security Deposit.
Nonpayment of the engineering expenses will result in work stoppage until payment is made.
- Alteration Construction Fee, due prior to the commencement of the alteration, paid to the Co-op: $750 per month for the first 12 months of an apartment renovation, increasing to $1,000 a month should the renovation extend beyond 12 months. The following fees and penalties may be incurred during the alteration:
- Utility Shut-Down Fees (Water,Gas, or Power), paid to the Co-op: $300 per line per occurrence.
- Penalty for contractors leaving the Lobby door open while unattended by building staff, to be paid by the Shareholder for whom the contractor work, to the Co-op: $250 per occurrence.
- Penalty for any violation of the Alteration Agreement and/or the House Rules will be assessed a $500 penalty fee per occurrence payable to the Co-op.
Shareholders must complete and submit to Building Management either the Light Work Notification form or the Alteration Agreement, as applicable, for all apartment alterations and renovations and comply with the requirements set forth therein. Board approval is required for all apartment alterations and renovations prior to the commencement of any work.
